RASK Advised on the Development of Estonia’s First AI Factory
Case
The Baltic region’s largest AI factory, with a capacity of 22 MW, will begin operations this year at the Greenergy Data Centers facility in Hüüru, Harju County. The project places Estonia on the map of advanced AI infrastructure alongside the leading countries of Northern Europe. The AI factory’s client is Nebius, a Nasdaq-listed Dutch AI cloud company whose major customers include Microsoft and Meta.
RASK advised Tensor Aurora and MCF Group Estonia in this landmark international transaction. Attorneys-at-law Karl Erik Esko, Artur Sanglepp and Karl-Kristjan Kahm advised the client on the lease agreement with AI cloud company Nebius. Attorney-at-law and Co-Head of Construction Marina Lapidus, together with Attorneys-at-law Artur Sanglepp and Karl-Kristjan Kahm, advised the client on the FIDIC-based construction contract with Caverion, an international provider of smart and energy-efficient building solutions.
The international project involved leading legal advisers from Estonia, the United States, the United Kingdom and the Netherlands. Through its participation in this project, RASK has established a unique level of experience in Estonia within this rapidly evolving sector.
Earlier, an extended RASK team comprising Karl Erik Esko, Karl-Kristjan Kahm, Kai Villemson, Marina Lapidus, Liise Saar and Omar Kõiv advised Tensor Estate, a member of the Tensor Aurora group, in the due diligence process and the transaction through which the company became a new shareholder in MCF Group Estonia, the operator of the Greenergy Data Centers facility in Hüüru, Harju County.
